OUR BUYING CRITERIA
- Our primary market is the Chicagoland Area.
- We look for "B" & "C" properties between 5-100 units, in "A", "B" or "C" areas.
- 2-3 Bedrooms and 1-2 Baths.
- We don't deal with vacant buildings, must be 85% occupied (minimum).
- We want to cashflow from day one, so it's a momentum play or minimal repairs.
- We look to hold 5-7 years.
- Exit Strategy: Either sell or refinance and cash-out.
